The L'Atrium Homeowners Association FAQ's

L'Atrium has been managed by Marsh Landing Management Company (MLMC) since July 2010 and Caryn Scott is your Property Manager. Should you have any questions concerning the community, Caryn will be happy to assist you. You can reach her by calling 904-273-3033 or by email cscott@marshlanding.org.

The annual homeowner's assessments are billed semi annually, they are mailed in December and June with a due date of January 1st and July 1st. Payment is due within thirty days of receipt of your invoice. These funds are used to maintain the recreational facilities and common areas of the community.

The L'Atrium Board of Directors meets on the 3rd Wednesday of each month at 5:00 PM at the Marsh Landing Management Company Conference Room. All residents are welcome to attend the Board meetings. Your input concerning the community is always welcome.

Exterior modifications to your home or property require prior review and approval by the ARC. Applications should be submitted in advance to Marsh Landing Management by the first Friday of the month for the ARC meeting on the second Monday of every month at 4:00 PM at the Marsh Landing Management Company Conference Room.

When are my Owners' Assessments due?

What do I need to do if I want to make an exterior modification to my house?

Please complete an ARC modification form and submit it to the Property Manager. Forms are due by the first Friday of each month and the ARC meets the second Monday of each month for all review requests. Projects must be approved in advance.

What do I need to do if I want to remove a dead tree from my lot?

Please complete ARC modification form and submit it to the Property Manager with a picture of the diseased tree.

When is trash pickup?

Trash and Yard Debris pick up occurs on Wednesday's. Please do not place your trash or yard debris out until the evening before your scheduled pick up.

What do I need to do if I notice a covenant infraction?

Please report any infractions to the Property Manager in writing or via email. Our email address is cscott@marshlanding.org.

How can I stay informed about L'Atrium Rules and Regulations?

Copies of our Rules and Regulations are located on-line at www.latriumhomeowners.com.

What do I need to do if I obtain a trailer, boat, Jet Ski or RV?

We regret that the documents do not allow the above-mentioned vehicles to be parked in driveways; however you may park your vehicle(s) in your garage.

How can I report unlit streetlights?

Please report streetlight issues to the Property Manager. You will need to note the address that the street light is located next to and the light number located towards the top of the light pole.

How can I report the common area landscaping maintenance and lake maintenance issues?
