Deercreek Country Club Owners Association FAQ's



When are my master association assessments due?

Your association assessments are mailed out quarterly to all lot owners within the Deercreek Homeowners Association. Payments are due in January, April, July, and October and fund the reserve accounts for Association owned roads, waterways, parks, gatehouse, and signs as well as controlled access staff and materials, common area maintenance and other general operating costs.

Our coupons are mailed out annually not quarterly but paid quarterly.

Late fees and interest are charged on February 1, May 1, August 1 and November 1. It is each owner's responsibility to keep Marsh Landing Management updated in the event of a change of address, occupancy, or death. Deercreek Country Club Owners Association dues may be paid by check made payable to the Deercreek Country Club Owners Association (DCCCOA) or by logging on to www.bbt.com. On the BBT home page, go to the Personal Services Logon (right-hand side of screen). In the drop-down menu select Association Online Payments and click "Go"


What do I need to do if I want to make an exterior modification/repair to my house?

Please complete an Architectural Review Application (ARB) and submit it to the Architectural Review Coordinator (373-5605, 273-3033 or ehires@marshlanding.org) with the appropriate review fee and deposit (if applicable). For exterior repairs that are replacing like for like, but that require a Duval County building permit the Architectural Coordinator will confirm that the replacement is the same and provide you with the appropriate permit letter. For modifications that are a change to your existing home (including landscape) the Architectural Coordinator will submit your request to the ARB for approval. You will be notified once the ARB has approved your application.

The ARB meets on the first Wednesday of each month at 7 PM at the Club.


What do I need to do if I want to remove a tree from my lot?

When trees must be removed because of location, damage, or other reason acceptable to the ARB, an equal number of new hardwood trees (minimum 3” caliper) shall be planted on the property unless specifically waived by the ARB.

What do I need to do if I am expecting a visitor or want to add/remove guests or service providers such as landscapers or pest control vendors?

Gatehouse staff cannot grant entry to visitors without prior authorization by a resident. This includes guests, golf, tennis, and dinner guests you plan to meet at the Deercreek Country Club, service companies, deliveries, vendors and others. If you wish to add someone to your guest list you, may log in to https://community.dwellinglive.com/deercreek.aspx.


What do I need to do if I change vehicles or obtain barcode?

All residents’ vehicles must be registered at the gatehouse. Required documents include vehicle registration and driver’s license. For questions call the gatehouse at 363-2147. For residents, it is $10 with an old barcode and $20 for a new one. Non-resident barcodes cost $20 for one year access. Checks should be made payable to: Deercreek Country Club Owners Association or DCCHOA.


What are access control guidelines for my builders/contractors and delivery personnel?

Contractors have access to Deercreek from 7am to 7pm, Monday through Friday and 8am to 5pm on Saturdays. No contractors shall have access to Deercreek on Sundays, Vendor-Free Holidays, or during After Work Hours

When is trash/yard debris pick-up?

Collection of yard waste, trash and recycle items will be managed by the City of Jacksonville in accordance with the City’s posted schedules and requirements. Yard waste shall not be placed at the end of the driveway for collection prior to 2:00 PM the day before yard waste is scheduled for collection; and trash & recycle containers shall not be placed at the end of the driveway prior to 6:00 PM the day before scheduled collection. Trash cans need to be removed from the curb from 11:00 pm on Friday to 8:00 am on Saturday.

What do I need to do if I notice a compliance issue?

Please report any infractions to the property manager in writing or by telephone or email. Covenant infractions may include, but are not limited to, improper yard debris or trash placement, illegally parked vehicles, unsightly lawns or yards, unapproved exterior modifications, unkempt mailboxes, and unapproved or multiple real estate signs.

How can I report unlit or always burning streetlights?

Please report streetlight issues to the property manager at 273-3033 or directly JEA at 665-600 or https://www.jea.com/Apps/Outage/ReportStreetlight.aspx. You will need to note the closest address to the street light and the light pole number located towards the upper part of the pole. JEA generally fixes issues within 3-5 days.

How can I report the common area landscaping maintenance and lake maintenance issues?

How can I stay informed about Deercreek Country Club Rules and Regulations?

Copies of the covenants and the Rules and Regulations, as well as community news, are located on-line at: www.deercreekcc.com. The Management Company can also provide hard copies of Association Documents for the cost of reproduction.

How can I find out the meeting schedules for the board of directors and committees?

The HOA website calendar includes all the scheduled meetings of the board and committees, as well as social activities of the Deercreek Country Club Association.

How do I reserve the park pavilion for private parties?

Please visit www.deercreekcc.com and download the Playground and Pavilion request form. Complete the form and turn in to the gate house.
